Phase 1: Initial site assessment
The initial site assessment is crucial when developing renewable real estate. For example, Hydrogen production and distribution can demand a potentially significant amount of power to be drawn from the grid and the latest versions of EV superchargers are requiring even larger availability of electricity capacity.
As a result, the first step of the process is to understand exactly what each individual client needs and to consider the future growth, development and type of services the particular sector requires.
Our team will then source a range of options that fit within the available budget, analyse potential sites and provide recommendations. During this stage the team will create a report that identifies:
- The location and the owner/ground lease
- owner engagement
- manage terms of sale
- Initial site overview
- Requested rent
- Health and safety issues
- Environmental issues
- Access routes
- Strategic importance
After this first phase, we would then engage and provide support on office Head of Terms.
Phase 2: Detailed Site Analysis
Upon agreeing on the site, Future NRG will then create a detailed site analysis. Depending on the site requirement, the initial assessment report may vary, but it is likely to include:
- Template scheme
- Utilities capacity
- Desktop flood report
- Ownership and zoning
- Road and traffic checks
- Temporary and permanent fixture capacity
- Assessment for specialist reports
Phase 3: Initial Planning Application
Following the site analysis, our team will complete the initial planning application, which includes:
- Site review, including flood and draining, and noise assessment
- Working with architects to develop drawings and site layouts
- Environmental surveys and sustainability impact reports
- Tree survey
- Traffic and road reports
- Heath and safety reports
During this time, we're also on hand as a local authority liaison, supporting landlord negotiations, while project managing the entire process.
Phase 4: Final Planning & Construction
Once the initial review and analysis is complete, we then finalise the plan and make a full application, this would include:
- Project managing the consultation work, including facility management services to help our clients meet the needs of the ongoing site requirements
- Once full planning permission is granted, we help conclude the legals and pro-forma lease
- Upon signing of the lease, we then project manage the site development, installation and launch
